Our Development Loans are aimed at experienced small to medium sized property developers who need confidence around funding to allow them to find and complete quality schemes with our support (single or multiple units, residential or mixed use). Equally, we will look at funding self-build schemes for non-property developers.

We will fund up to 100% of build costs or up to 90% of total project costs subject to the LTV against the completed scheme being satisfactory. Unlike some lenders, we will consider applications where planning consent will be needed for the development where the borrower can give us comfort around the likelihood of that being granted and understanding the robustness of the borrower’s business case in the event that permission is delayed or refused.

We will require our appointed Quantity Surveyor to be involved for the duration of the development and the business plan from the borrower will need to be detailed in terms of the cost assumptions, time assumptions and repayment strategy.
